Risk Profile
Khoie Family Office (KFO) structures its investment strategy around a defined risk profile. We focus on transactions—across various property types and geographies—that align with this specific risk profile and return targets.
At KFO, we balance our real estate private equity fund strategies between more aggressive "Opportunistic" or "Value-Add" approaches and conservative "Core" or "Core-Plus" strategies. The image below illustrates the targeted return profiles for each of these strategies.
Property Type
At KFO, we do not constrain ourselves when it comes to property type. We would focus exclusively on one property type, hotels for example, and then diversify our investments in other ways within the property type sector.
Residential & Office
Residential properties, such as skyscrapers, apartments, offices, and homes, are heavily influenced by employment and economic growth, and the local government’s interest in the specific area.
Retail
Retail properties house businesses, such as shopping malls, shops and restaurants. Due to the rise of e-commerce, significant investment into this sector has become rarer, except in new areas. As a result, retail has quickly become the least favored real estate asset class.
Industrial
Industrial assets house operations for the creation, storage and/or distribution of materials, goods, and merchandise. These are typically single story and located outside urban areas along major transportation routes.
Our industrial properties tend to have less than 15% office space, and modern facilities have high ceiling clearance heights that maximize storage space. With the rise of e-commerce, the industrial sector has become the most favored real estate asset class, thanks to the easier construction and lower operational intensity compared to retail.
Hospitality
Hospitality real estate encompasses properties providing accommodations, meals, and other services for travelers and tourists, comprising hotels but also casinos and resorts. Relative to other asset classes, hospitality is the most operationally intensive because of the number of employees involved and the range of amenities such as full service restaurants, room service, valet parking, and event space. Because it caters to travelers and tourists, the hospitality is highly correlated with the broader economy and is therefore viewed as the highest-risk among the asset classes.
Geographic Focus
Our geographic focus includes the East Coast of the United States, Continental Europe, and select locations such as Dubai and Singapore. We emphasize a strategic approach, aiming to develop deep expertise in these areas and expand our network. From an operational perspective, we leverage technology to minimize the need for multiple offices worldwide and reduce the time our employees spend traveling to visit properties.
Capitalization Strategy
Equity Or Debt Investment
Traditionally, real estate private equity (REPE) firms focus on equity investments, but at KFO, we believe REPE can also pursue debt investment strategies by investing in different parts of the capital structure. As a result, we invest in both equity and debt.
We are an independent privately held corporation, acting in the best interests of our stakeholders and valued investors.
We are purpose-driven. We understand our need for quality real estate investments and our investors’ need for sustainable growth and tailored solutions.
